It depends on scope — a custom home typically takes 10–18 months from permit approval to occupancy. Commercial projects range from 3 months for a tenant improvement to 18+ months for a ground-up build. We provide a detailed schedule at the estimating stage so you know exactly what to expect.

Yes — we manage the full permitting process including development permits, building permits, and trade permits. Our team has established relationships with municipal offices across BC, which helps us navigate approvals faster than most.

Our fixed-price contracts lock in the agreed scope at a set price — you won't be surprised by cost overruns caused by our estimating. The only exceptions are client-requested scope changes or genuinely unforeseen site conditions (like buried rock), which we document and price transparently before proceeding.

We work on a progress-payment schedule tied to construction milestones — foundation, framing, rough-ins, drywall, and completion. You only pay for work that's been done and inspected. We never ask for large upfront deposits.

Absolutely. We hold a BC General Contractor licence, $5M commercial general liability insurance, and full WorkSafeBC (WCB) coverage. We're also COR safety certified. All documentation is available on request.

We provide a 2-year workmanship warranty on all our work, plus we ensure all structural and systems elements meet or exceed BC's statutory new home warranty requirements. We also conduct a 6-month post-completion walkthrough to catch any deficiencies.
